Hyderabad, Jan 30 (INN): Following poor response to the land regularisation drive, the Telangana Government on Friday announced a flat 25% discount for all categories of encroachers who are in possession of unobjectionable government land and surplus land under Urban Land Ceiling.
As per the GO Ms No 59, those occupying between 125-250 sq yards were asked to pay 50 per cent of registration value while those under possession of land from 250-500 sq yards were to pay 75 per cent of land value. The encroachers on above 500 sq ft of land were asked to pay 100 per cent registration value for regularisation.
On Friday, the Telangana Government issued amended orders by creating another category of BPL families where the dwelling unit exceeds the extent of 125 square yards up to an extent of 150 Sq Yards. If the dwelling unit is located in notified slums, then they have to pay only 10 per cent of the basic value as on June 2, 2014. For areas other than notified slums, it will be 25% of the basic value.
For other categories, the government has offering a flat 25 per cent discount. For regularisation of houses up to 250 square yards, the rate will be 25% of the basic value; up to 500 Sq Yards – 50% and above 500 Sq Yards – 75% of the basic value.
The government has also provided installment facility for regularisation. The applicant can pay 25 per cent of total payable amount for consideration of his/her application in two equal installments. The first installment shall be paid on or before February 28 at the time of submission of application. The second installment shall be paid on or before April 15. The remaining 75% of payable amount shall be paid in three equal installments on 30th June, 30th September and 31st December, 2015.
“If the applicant is willing to pay the entire payable amount at the time of submission of application, concession of 5% on the total payable amount shall be given, as an incentive,” the amended order said.
“The amount already paid hitherto shall be adjusted towards immediate next installment(s),” the order said and added that the Conveyance Deeds executed by the respective Tahsildars in favour of the applicants under this G.O would be exempted from the payment of Stamp Duty and Registration Fee and Transfer Duty.
The modified orders will be applicable only to the dwelling units while separate orders are being issued for vacant surplus lands.
